In-N-Out Burger is preparing five new restaurants across California, Arizona and Utah, with four locations expected to open later in 2026. The expansion includes outlets in Commerce, Stockton, San Tan Valley and St. George, while a fifth restaurant near Great Park in Irvine remains without a confirmed opening window.
The listings provide confirmed addresses, but In-N-Out has not announced exact grand-opening dates. Construction progress, inspections, staff training and local approvals may still affect individual schedules.
In-N-Out new locations planned for 2026

In-N-Out real estate director Matt Loevenguth identified the later-2026 target for Commerce, San Tan Valley, St. George and Stockton. Irvine appears among the company’s upcoming projects, but customers should not assume it will open during the same period.
Because tentative schedules can change, visitors should confirm each launch through In-N-Out’s official Grand Openings page before travelling to a new restaurant.
Twin Falls location is now open
The latest confirmed opening occurred in Twin Falls, Idaho, on July 24, 2026. Located at 1965 Blue Lakes Boulevard North, the restaurant is In-N-Out’s fourth Idaho outlet and its 441st location overall.
The Twin Falls restaurant opened with approximately 90 employees and a starting wage of $17.50 per hour. Company veteran Jeff Gervaise manages the location, which has one drive-thru lane, 84 indoor seats and 28 covered patio seats.
Its regular hours are 10:30 a.m. to 1 a.m. Sunday through Thursday and 10:30 a.m. to 1:30 a.m. on Friday and Saturday. The opening means Twin Falls should no longer be counted among the chain’s upcoming restaurants.

Specific launch dates, employee numbers, starting wages and restaurant layouts have not been disclosed for the five planned locations. Hiring announcements may appear closer to each opening, but applicants should rely on the company’s official careers portal rather than unofficial social media posts.
New restaurants often attract substantial opening-day traffic. Customers in Commerce, Stockton, San Tan Valley, St. George and Irvine should expect possible drive-thru delays after the respective launches are confirmed.
In-N-Out’s measured rollout differs from the broader schedule of Raising Cane’s July 2026 restaurant openings, which includes several markets with announced launch dates.
Why In-N-Out expands gradually
In-N-Out makes its hamburger patties at company-controlled production facilities and delivers them fresh rather than frozen. New restaurants therefore need to remain within a practical delivery distance of the chain’s supply network.
This approach limits the speed and geographic reach of expansion but helps the company maintain consistent ingredients, employee training and restaurant operations. In-N-Out currently operates across California, Nevada, Arizona, Utah, Texas, Oregon, Colorado, Idaho, Washington and Tennessee.
Retail chains are following different expansion models in many of the same growing communities, as shown by the confirmed Five Below store openings planned for 2026.
New Mexico is next, but the East Coast is not
In-N-Out plans to enter New Mexico by 2027, which would make it the chain’s 11th state. A final restaurant address and opening date have not yet been announced.
Company president Lynsi Snyder-Ellingson has ruled out an East Coast expansion during her lifetime, saying rapid growth would risk compromising the company’s food and service standards. She has also rejected delivery, mobile ordering and online pickup.
For now, four restaurants carry a later-2026 target, Irvine has no published timeline, and none of the five has an exact opening date. Any future date should be treated as confirmed only after it appears in an official company announcement.
